Landlord Fees
Letting Only Service: 8% + VAT
Includes:
- Advise on current market conditions and preparation of the property for rental
- Erect board outside of the property in accordance with Town and Country Planning Act 1990
- Market the property and advertise on relevant portals
- Carry out accompanied viewings (as appropriate)
- Negotiate offers and take up references
- Issue Assured shorthold tenancies (AST), prescribed information and tenant first monies due letter
- Deal with all communication on AST and signing by both parties (using DocuSign)
- All Pre-Tenancy works organised (inventory, Gas safety etc)
- Collection and processing of tenants initial monies - payment to landlord
- Check all paperwork signed, ID's collected and all legal obligation met
- Lodge security deposit in agreed scheme MyDeposit, DPS or landlords
- Deduct any pre-tenancy invoices
Rent Collection Service: 10% + VAT
Includes the LETTING SERVICE, and:
- Rent collection and arrears chasing
- Landlord payments and statements
- Deal with non-resident landlord taxation including annual return
- Invoice payments to suppliers/contractors
- Payment of service/ground rent
* Our rent collection fee is due for the term of the Tenancy including any renewals or extensions. Payment of this fee is paid monthly through rent funds collected.
Management Service: 12% + VAT
Includes the LETTING and RENT COLLECTION SERVICES, and:
- Maintenance work arranged and managed
- Emergency/out of hours maintenance calls and work dealt with
- All gas safety, legionnaires, PAT testing arranged and completed
- One routine inspection (p.a) arranged with clerks and report sent to landlords
- Negotiate renewal and documentation signed
- End of tenancy process/service notice/organise remarketing
- Arrange check-out inspection, arrange professional clean etc
- Deposit negotiation and deposit release
- Hold keys throughout the tenancy term
- Advise all relevant utility providers of changes
** Our Management fee is due for the term of the Tenancy including any renewals or extensions. Payment of this fee is paid monthly through rent funds collected.

Abortive Tenancy Fee:
- (Should you not wish to proceed with a tenancy following acceptance of an offer) - Equivalent two weeks' rent
Tenancy Renewal Fee £99 + VAT:
- Review rent
- Contract negotiation
- Prepare addendum renewal agreement
Court attendance:
- £150.00 + VAT per half day
Preparer and Issue Notices:
- (Non-manged properties) £99 + VAT
Prepare and Administer Claims Against Deposits:
- (Non-managed properties) £199 + VAT
Prepare and Administer Documents for Disputed Claims:
- (Non-managed properties) £199 + VAT
NON-resident landlord fee with approval number:
- £35 + VAT
NON-resident landlord fee without approval number:
- £60 + VAT
